Air conditioners fail gradually, then suddenly. Coils foul up, capacitors drift out of tolerance, condensate drains block and back up into the ceiling below. All of it is visible on a service visit months before it becomes a breakdown, and salt air on this coast accelerates every part of it.

  • Coils Cleaned Both Ends Indoor evaporator and outdoor condenser. A fouled condenser raises head pressure, which costs you efficiency first and the compressor eventually.
  • Electrical and Refrigerant Checks Capacitors tested under load, contactors and connections checked, operating pressures and temperature split measured against what the system should be doing.

How often should an air conditioner be serviced?

Once a year for a cooling-only system, ideally in spring before you need it. If the same equipment is a heat pump running year round, twice a year is better — once before the cooling season and once before the heating season — because it accumulates roughly double the running hours.

What is included in an AC tune-up?

Cleaning the evaporator and condenser coils, replacing or washing filters, clearing the condensate drain and checking the pan, testing capacitors and electrical connections, inspecting the blower and fan motors, measuring operating pressures and the supply-to-return temperature split, and confirming the thermostat controls the system correctly. You get a written summary at the end.

What can I do myself between services?

Change or wash the filter every one to three months through the cooling season, keep the outdoor unit clear of grass clippings, leaves and shrubs by about two feet on all sides, and rinse the condenser fins gently with a hose if they look clogged. Leave anything involving refrigerant or the electrical side to a technician — both are regulated and both can hurt you.

Does maintenance really save money?

The measurable part is efficiency: a fouled condenser coil forces the compressor to work against higher pressure, so it draws more power for the same cooling. The larger saving is the avoided failure. Capacitors, contactors and blocked condensate drains are cheap to deal with on a scheduled visit and expensive as an emergency in a heatwave.

Do I need maintenance to keep my warranty?

Usually, yes. Most manufacturers require documented annual servicing as a condition of the parts warranty, and a denied compressor claim is an expensive way to discover that. We leave a written report after every visit so the record exists if you ever need it.
